WorkNStor Pre-Construction Opportunity

Buy earlier. Choose sooner. Save more.

A pre-construction purchase lets you secure your preferred available unit before completion. Tier 1 is limited to the first 4 units sold at $245/SF, Tier 2 covers the next 3 at $255/SF, and the final 4 saleable units are $275/SF.

The presale advantage

Three pricing tiers. Limited quantities at each price.

Early buyers receive the strongest pricing. The opening four-unit tier saves $30/SF, the next three-unit tier saves $20/SF, and the final four saleable units return to the planned $275/SF standard price.

How it works

From selecting a unit to receiving the keys

1

Review availability and choose your unit

Compare Premium, Mid, and Standard layouts, then identify the available unit—or units—that best fit your operations, visibility needs, and growth plan.

2

Review the offering and purchase documents

Examine the purchase agreement, condominium documents, plans, specifications, disclosures, estimated completion information, and any applicable association obligations with your legal and financial advisors.

3

Sign the agreement and provide the required deposit

Your executed agreement and required deposit secure the selected unit subject to the agreement’s terms. Deposit amounts, deadlines, refundability, contingencies, and default provisions come only from the signed documents.

4

Plan eligible upgrades early

Pre-construction timing may provide an opportunity to discuss approved electrical, HVAC, office, storage, finish, or other upgrade options before later construction stages make changes more difficult or expensive.

5

Follow construction milestones

Receive project updates while arranging financing, insurance, business planning, and any buyer responsibilities required before closing.

6

Complete the walkthrough and close

Before closing, complete the inspections and walkthroughs permitted by the agreement, resolve documented items as required, finalize closing funds, and receive title to your commercial condominium.

Choice has value

Buying early helps secure the unit you actually want

WorkNStor includes twelve total units; eleven are offered for sale because Unit 3 is retained by ownership. Early buyers have the best opportunity to choose among available end units, interior units, floor plans, visibility positions, and one or multiple units.

Premium end units

Units 1, 6, 7, and 12 offer the largest floor plans and prominent end-unit positioning.

Mid flex units

Units 4 and 9 balance warehouse capacity with office, breakroom, and climate-controlled storage areas.

Standard flex units

Units 2, 5, 8, 10, and 11 provide a lower entry point while retaining a professional storefront and substantial warehouse.

Built for Southwest Florida realities

Recent hurricanes changed how local businesses think about their space

Punta Gorda and Charlotte Harbor have experienced severe hurricanes, storm surge, and flooding in recent years. After multiple major storms, water covered low-lying streets, waterfront neighborhoods, and portions of the community. For business owners, the lesson is clear: site elevation, impact protection, durable materials, and an efficient building envelope matter.

Concrete masonry exterior walls

CMU construction provides a durable commercial building envelope and a substantial alternative to lightweight exterior wall systems.

Impact-rated openings

Impact-rated storefront windows, entrance doors, and rear personnel doors help protect vulnerable building openings from windborne debris.

Metal roofing system

A commercial metal roof provides durability, longevity, and lower maintenance compared with many conventional roofing materials when properly installed and maintained.

Spray-foam insulated envelope

Spray-foam insulation improves thermal performance and helps create a tighter, more efficient building envelope.

Elevated finished floor

The project’s planned finished-floor elevation is 11.00 feet NAVD88—an intentional site-design decision in a coastal Southwest Florida market.

No building is hurricane-proof or flood-proof. These construction features are intended to improve durability and resilience, but they do not eliminate storm, wind, water, or business-interruption risk. Buyers should review plans, flood information, insurance requirements, and emergency planning with qualified professionals.

Secure your preferred unit

Earlier pricing tiers are available only while their unit allotments remain

Tell us which unit type—or specific unit numbers—you are considering. Tier eligibility is determined by the order in which fully executed purchase agreements and required deposits are received.
